Adams Property Management (APM) has years of local experience in Sayulita enabling us to provide the most comprehensive and professional management service available.
We specialize in providing Property Management Services in Sayulita and the greater area of Bahia de Banderas, which includes Patzcuaro & La Cruz. Our approach is simple … we treat your home as though it’s our own … consequently protecting your investment with our personal attention to detail and our extensive list of proven local tradesmen and service providers.
Today’s owner requires a wide range of Property Management Services depending on the property and market conditions. APM provides selected services to meet specific needs of each client, giving each property individualized attention in every aspect of our Property Management.
Services
1. Accounting and Monthly Statement – APM will establish an account for owner’s property from which we make payments on owners behalf, to owner’s employees, utilities, and other monthly property necessities. We email monthly a detailed accounting of all deductions and credits to owner’s account.
2. Manage Bill Payment –APM will organize and make payments for, but not limited to, the following items pertaining to property management;
• Caretaker
• Gardener
• Pool Cleaner
• Maid
• Electricity / Gas / Water
• Telephone
• Minor Repairs,
• Materials,
• Cleaning Supplies, and other household supplies.
Note: APM will maintain an inventory of maintenance and cleaning supplies for owner and/or owner’s renters. All cost associated to the basic up keep and maintenance of the property are non inclusive, therefore owners’ account will be debited accordingly.
3. Key Management – APM will keep available in our office a master set of keys. We will arrange to have copies made for workers, and/or renters, at owner’s expense.
4. Communication – APM takes great pride in being responsive and will keep owners informed at all times concerning their property. We are a phone call, text or email away and check messages frequently and responding accordingly.
You will also receive our monthly newsletter with updates and current events regarding the community.
5. Schedule Workers and Utility Replenishment – APM will create and maintain a schedule for all service providers.
6. Check Property – During time periods when property is not occupied, APM will visit and inspect the property weekly, verifying the condition of property as well as the quality of work by owner’s employees.
7. Minor Repairs – APM will attempt to fix simple problems that may occur, without additional charge for labor. We will change light bulbs, fuses, clean out showerheads, and address any other repair that does not require an excessive amount of time or professional expertise. All parts and/or extra transportation costs will be debited from owner’s account.
8. Construction and Major Repairs – If owner requests APM to arrange any remodeling, new construction, or supervise a major repair, APM will add an 18% fee to the quoted cost from the tradesmen / service provider. Upon receipt of a $500.00 USD non-refundable deposit, APM will locate appropriate service providers, obtain three (3) written quotes and submit them to owner prior to the commencement of any work. The deposit will be applied to the 18% fee if work commences. APM will oversee the work, arrange payments for building supplies and make payments to workers and sub-contractors.
9. Rental Management – APM will assist with rentals arranged by owner or other rental companies for a fee of 5% of the gross rental revenue. Manager will arrange the following additional services if needed for rental of Property;
• Arrange additional maid service if Sunday or holiday arrival.
• Visit house to confirm readiness of property.
• Escort rental guests to Property.
• Tour property with guest to familiarize them with the property and with Sayulita and the surrounding area.
• Provide guest with APM contact information, for whatever might arise.
• Manage keys for rental guests.
• Inspect property for damage after rental guests’ departure and before security deposit is returned.
10. Walk-In Rental – APM will collect and deposit
all funds into the owner’s Lloyd account. Manager will
retain a total of 15% of walk-in rental fee as commission for obtaining the reservation. (The 5% fee noted in item 9 above does not apply to walk-in reservations).
Our Sayulita Property Management fees are very reasonable, and we offer special rates for owners of multiple properties and we’re happy to customize a plan for your specific needs.
